Can Australians buy property in Bali?

Not as freehold. Foreign nationals cannot hold Hak Milik, and nominee arrangements are illegal. What an Australian can hold:

Leasehold (Hak Sewa)

A long lease over the land and villa, typically 25–30 years with an extension option written into the contract. Simplest and most common for a single villa.

Right to build (HGB) via PT PMA

An Indonesian foreign‑investment company owns the right to build. More set‑up cost and annual compliance, more control, and it can trigger controlled‑foreign‑company reporting in Australia.

Hak Pakai

A right of use available to foreigners holding a KITAS/KITAP residence permit. Narrower, and not our default.
