The Bali property due diligence checklist

Ask for each of these, in writing, with a number and a date. If a developer will not give you one, that is your answer.

  1. Legal entity name, registration number, NIB
  2. Zoning classification per plot, with map
  3. Landlord’s land certificate and a BPN verification
  4. Building permit (PBG)
  5. Certificate of fitness (SLF) on delivered projects
  6. Rental licence route for a foreign owner
  7. Payment schedule tied to milestones
  8. Warranty terms
  9. Handover dates on past projects, promised against actual
  10. Actual rental returns on delivered projects, third‑party verified
  11. Named buyers you can talk to
  12. The founder’s full name and a way to reach them
