BPHTB transfer tax, 5% of the assessed value
Notary and PPAT fees
Due diligence: zoning check, title search, independent inspection (about A$1,200 for a villa)
PT PMA set‑up and annual compliance, if you use that structure
Transfer costs and the exchange‑rate spread on the day you pay
