About

The first project that is not a villa complex: a five‑star boutique resort on the corridor between central Ubud, Tegallalang and the waterfalls, between two resorts that are already there. The master plan published in August 2026 has a restaurant looking at Mount Agung, an infinity pool into the jungle, one‑ and two‑bedroom villas kept for guests, and three‑ and four‑bedroom houses for sale. Nothing is for sale yet, because the land is not settled.

He has been hunting the land since June 2026 and has already walked away from plots that looked right, on four criteria he set before he started: on the tourist artery, next to established luxury neighbours, total seclusion for every guest, and jungle views that are not negotiable. On the 146‑are plot he is testing now the order is topography mapping through BPN, deep soil testing, the certificates and the legal file, and confirmation of the tourism and commercial zoning — before a single architectural line is drawn. His words on the first shortlist: “We scouted a few promising plots today, but we don’t settle.”

There is no document register on this page because there is no plot yet. It opens the day the land is signed, on the same eleven rows as every other project.

Location

On the tourist artery connecting central Ubud, Tegallalang and the waterfalls, in the corridor next to K Club and Kayon Jungle Resort. The plot currently being tested is 146 are: about seven parts flat, which is where the pool, restaurant, gym and spa would go, and three parts falling away to a mountain river, which is where the private houses would sit.
