How to check the zoning on a Bali plot before you buy
Where to look, what the codes mean, and why this became mandatory after 48 structures were removed in Bingin.
In July 2025 the Bali governor oversaw the removal of 48 structures on state land in the Bingin coastal green belt. None had permits. Six Australians were partners in affected businesses.
What to ask for
- The plot’s classification in the district spatial plan (RDTR), with the zone code and a map
- The date the classification was checked and by whom
- The building permit (PBG) number and issuer
- The land certificate number and a BPN verification date

How we publish it
For every plot we sell, the zoning classification is the first document on the project page, with number, date and the name of the lawyer who checked it. If a plot fails this check, we do not sell it.
