What Australians actually search about Bali property
1,322 live queries collected for the Australian locale. Legal questions beat yield questions 3.7 to 1, and almost nobody answers them.
In August 2026 we collected 1,322 live search suggestions for the Australian locale on Bali property, classified them by intent, and looked at what the category answers.
The headline: legal and procedural questions outnumber return and yield questions by about 3.7 to 1. Almost every website in the category is built the other way around.
The one question, asked thirty-one ways
Of the hundred highest-priority queries, 31 are the same question in different words: can an Australian actually buy property in Bali. Can foreigners own, can Australians own, can I buy land, can I buy freehold, is it legal, do I need an Indonesian partner.
Thirty-one variations of one question, and the answers on offer are mostly written by people with a villa to sell. The complete answer starts with a sentence most sellers avoid: there is no freehold for a foreign national in Indonesia. Ours starts there, in can Australians buy.
What the rest of the shape looks like
- Ownership structures. Around 18 of the top hundred: hak pakai versus hak sewa versus PT PMA, and the differences between them.
- Cost and money. Total cost, transfer taxes, fees, currency, and whether a mortgage exists. Almost always asked in Australian dollars, and almost always answered in US dollars by the industry.
- Safety and risk. Demolitions, zoning, scams, “is it safe”. Answered today almost entirely by sellers.
- Rental and licensing. Who may rent a villa out and under what permit.
- Areas. Canggu, Uluwatu, Ubud, Seminyak, Sanur, and comparisons between them.
- Yield and returns. Present, but far smaller than the category’s marketing assumes.
What we did not measure
Search volume. We did not buy a volume tool, so nothing here is a frequency claim. The priority ranking is built on specificity and buying stage, not on how many people search each phrase. A query like “can an Australian buy a villa in Bingin” is rarer than “bali villa” and worth far more, because of who types it.
We are saying this plainly because a number without a method is decoration.
Why we are publishing our own research
Two reasons, and the second is self-interested. The first is that it answers a question the category will not: what buyers are actually confused about. The second is that a page with original data and a published method gets cited, and citation is how a company with no advertising budget gets found.
