The waterproofing that adds 20 per cent to the concrete bill

An integral waterproofing admixture put roughly 20 per cent on our concrete cost. Then, on the same pours, a curing membrane went onto the surface as soon as it could take it.

Neither decision will ever be visible in a photograph of a finished villa. That is the honest difficulty with building well in this market: the things that decide whether a house is sound at year ten are invisible at handover, and the things that sell a villa are visible on day one.

Why in the mix rather than on the surface

Painted-on waterproofing protects a face. An admixture works through the section, reducing the capillary paths water uses to move through concrete. In a climate with a serious wet season and high ground water, the difference shows up as walls that do not bloom, tiles that stay stuck, and bathrooms that do not turn into repair jobs.

Why cure at all

Concrete does not dry, it hydrates, and in tropical heat the surface loses water far faster than the reaction needs. Uncured surfaces craze, dust and lose strength where you can least afford it. A curing compound applied early holds the water in the slab long enough for the chemistry to finish.

Both products are ordinary trade materials. There is nothing exotic here. The only unusual thing is being told about them by the seller.

Our dockets and our batch records, which is our word. Independently, what exists is the specification in the structural documents, the certificate of fitness at completion, and the warranty and defect log we publish per project, including the defects that were found and what was done about them.
