Who checks the concrete: Pak Hari
Quality control on our sites has a name and a face. Here is what he actually checks, and what he can stop.
Most developer marketing describes quality control as a process. On our sites it is a person: Pak Hari, who runs quality control, and who has appeared by name in our site posts since the first pour.
The reason to name him is simple. A process cannot be asked a question. A person can, and a person who signs off on work has something to lose if the sign-off is wrong.
What he checks
At delivery. Steel diameter against the docket, cement and admixture batch numbers, aggregate cleanliness. Loads that do not match go back.
Before a pour. Reinforcement position and cover, formwork alignment, that penetrations and conduits are in before the concrete rather than cut in after.
During a pour. Placement and compaction, and that nobody adds water to the truck to make the concrete easier to move, which is the single most common way a good mix becomes a bad one.
After. Curing, then a walk of the finished element against the drawing.
Through the defect period. Every item raised by a buyer after handover is logged, dated and closed by him, and the log is published with the project.
What he can stop
He can reject a delivery and he can stop a pour, without asking the office first. If that authority sits with the person selling the villas, it is not quality control, it is scheduling.
What confirms it
Nothing external, at present. This is a description of our own arrangement, written by us. The verifiable pieces around it are the permit, the certificate of fitness and the published defect log per project.
The strongest check available to a buyer is direct: come to site, ask for Pak Hari, and ask him what he rejected most recently. If a developer will not let you have that conversation, that is information too.
