Area guide: Sanur
Calm water, older guests, the island's medical hub, and the strongest long-stay market for anyone thinking about retirement.
East coast, sunrise side, protected reef. Sanur has the flattest streets, the calmest water and the oldest guest profile on the island.
Who it suits
Two buyers. Those targeting long-stay and returning guests rather than nightly bookings, and those who are thinking about living in Bali themselves at some point.

What to watch
Rate ceiling. Nightly rates are lower than the west coast and rise more slowly. The compensation is occupancy stability and long stays, which lowers turnover cost and wear.
The beach. Reef-protected and shallow. Excellent for families and older guests, wrong for anyone expecting surf. Position the villa honestly or the reviews will do it for you.
Older housing stock and flat land. Drainage on flat coastal land is its own problem. Ask about the last wet season specifically.
Rental profile
The strongest long-stay and repeat-guest market on the island, weaker peak rates, much less seasonal volatility. A villa here earns less on its best week and more across a bad quarter.
Why it matters for retirement planning
Sanur is where the medical infrastructure is, and for anyone modelling a move rather than an investment, that is not a small detail. The arithmetic of actually doing it is in can you retire to Bali on Australian super, and the honest answer there is often no.
