Who it suits
Buyers who want the shortest path to bookings and are comfortable owning in a saturated market. Demand is year-round and deep. So is supply.

What to watch
Supply. More new villas per year than anywhere else on the island. A projection built on 2019 occupancy is a projection about a different market. Ask what the actual figures were last year in the same street, not in the same regency.
Traffic. It shapes everything, including where a guest is willing to walk to dinner, which shapes nightly rate. A villa 900 metres from a main strip is a different asset from one 200 metres away, whatever the map says.
Drainage and flooding. Low-lying sections flood in a serious wet season. Ask about the last wet season specifically, not about drainage in general.
Setbacks from rice land. Views over green land are priced into a lot of Canggu villas, and the land behind is not always protected. Ask what the plot behind is zoned for.
Rental profile
Highest occupancy, more competition on price, shorter booking windows, strong long-stay market. Management quality matters more here than anywhere else because the guest has options.
