Area guide: Bingin and Uluwatu

Cliffs, surf and the strictest zoning story on the island. Where the green belt sits and why it decided our own site selection.

The Bukit peninsula: limestone cliffs, west-facing surf, and the part of Bali where the difference between a legal plot and an attractive plot is largest.

Who it suits

Buyers who want the view and the surf and are prepared to drive for everything else. It is quieter than Canggu, the crowd skews older and more affluent, and the nightly rates for well-positioned villas are the highest on the island. It is also the least convenient place on Bali to buy groceries.

What to watch

The green belt. The coastal strip has protected zoning, and in July 2025 the provincial government removed 48 structures built on state land in the Bingin coastal green belt. None had permits. Australians were among the business partners affected.

This is the single most important fact about buying here, and it is not a reason to avoid the area. It is a reason to check the zoning classification of the specific plot, with the code and a map, before anything else. Method in how to check zoning.

Water. The Bukit sits on limestone with limited groundwater. Ask how a villa is supplied and what it costs in the dry season.

Access roads. Many cliff plots reach the road through a narrow easement. Ask who owns it and what is registered.

Rental profile

Strong nightly rates, shorter average stays, sharper seasonality than the Canggu side. Occupancy depends heavily on view and on the walk to a beach, in that order.
