Area guide: Ubud
Inland, cooler, and a completely different rental business. Also the area where the view you paid for is least protected.
Forty minutes inland and several degrees cooler. Ubud is a different product from the coast, with a different guest and a different set of risks.
Who it suits
Buyers whose guests come for wellness, culture and quiet rather than surf and nightlife. Longer average stays, older guests, less seasonality of the beach kind and more of the wet-season kind.

What to watch
The view. Ubud villas sell on jungle and valley outlooks, and those outlooks sit on land somebody else owns. Ask what the neighbouring parcel is zoned for and whether anything protects the sightline. In practice, very often nothing does.
Slope and water. Valley plots involve retaining structures, drainage and sometimes access stairs that a sixty-year-old guest will not use twice. Ask to see the structural drawings for retaining work, not just the villa.
Damp. Higher rainfall, more humidity, more mould. This is the area where the waterproofing specification actually changes the maintenance bill. The reasoning is in our waterproofing note.
Ceremony and access. Village life is more present here, and road closures for ceremonies are normal. Guests need to be told; owners need to accept it.
Rental profile
Lower nightly rate than the coast, longer stays, strong shoulder seasons, weaker peak. Wellness positioning works; generic positioning does not.
An honest note
We do not build in Ubud. If your plan depends on a valley view, budget for the possibility that it will not always be there, and check the land in front before you check anything else.
