Area guide: Seminyak

The mature market: established infrastructure, established rates, older stock, and the least room to add value.

The area that was Bali’s premium rental market before Canggu existed. Established, walkable in parts, and mostly built out.

Who it suits

Buyers who want a proven location, established management options and guests who know the area before they book. Less upside than the frontier areas, and less of the risk that comes with them.

What to watch

Age of stock. A lot of Seminyak villas are ten to fifteen years old and were built before the current waterproofing and drainage practice. If you are buying second-hand here, the building inspection matters more than the yield sheet.

Land price against rate. Entry prices are high and nightly rates have not moved as far. Run the yield on today’s numbers, not on the area’s reputation.

Remaining lease term. More second-hand leasehold trades here than anywhere else, which means more short-term leases. A high yield on a lease with nine years left is not a high yield. See end of a Bali lease.

Noise. Established nightlife, and villas beside it. Check at 11pm on a Saturday, not at 2pm on a Tuesday.

Rental profile

Reliable occupancy, strong repeat guests, mature competition. Management is professional and plentiful, which is a genuine advantage for a remote owner.

An honest note

We do not build in Seminyak, and for a new-build investor we would generally point elsewhere. For a buyer who wants an existing villa with a track record they can inspect, it is one of the few places on the island where that actually exists.
